PROJECT DESCRIPTION:

A DIFFICULT PROJECT CARRIED OUT UNDER TWO CONSTRUCTION

CONTRACTS AS THE FIRST CONTRACTOR CEASED TRADING WITH

ABOUT A THIRD OF THE WORKS STILL TO BE COMPLETED ON SITE.

THIS GRADE II LISTED PROPERTY HAD BEEN VACANT FOR 15 YEARS 

BEFORE REFURBISHMENT WORKS COMMENCED IN 2015 AND WAS IN A PARLOUS CONDITION WITH MULTIPLE DRY ROT FRUITING BODIES IN THE STAIR CORE AND ADJOINING ROOMS WHERE WATER 

PENETRATION HAD BEEN ONGOING FOR YEARS.

THE PROJECT INVOLVED COMPLETE REFURBISHMENT AND 

RESTORATION INSIDE AND OUT INCLUDING:

  • DEMOLITION OF THE ORIGINAL REAR EXTENSIONS AND REPLACEMENT WITH A NEW REAR BASEMENT LEVEL MEDIA ROOM AND GARDEN TERRACE ABOVE INCLUDING WALK-ON ROOFLIGHT

  • A MEDIA ROOM DESIGNED AS AN ACOUSTICALLY 
    INSULATED ‘BOX-IN-BOX’ STRUCTURE TO MITIGATE NOISE FROM THE JUBILEE UNDERGROUND LINE BELOW

  • NEW BESPOKE LIFT INSTALLATION WITH GLASS SHAFT
    INSERTED WITHIN THE STAIRWELL

  • REMOVAL OF 1950’S MOCK GEORGIAN PANELLING TO REVEAL GENUINE PERIOD PANELLING UNDERNEATH

  • REMOVAL OF DECORATIVE PARQUET FLOORING TO THE FIRST FLOOR PRINCIPAL ROOMS TO ALLOW ACCESS TO FLOOR VOIDS AND REPLACEMENT WITH NEW REPLICA PARQUET FLOORS BY WELDON
